Irrigation Repair and Installation in Windermere
Brown patches, soggy corners and a high water bill usually trace back to one or two specific problems in your sprinkler system. We run every zone, find what is actually wrong and fix that, so you are not paying for parts you never needed.

What a good sprinkler system should do for your yard
A working system puts the right amount of water where your grass and beds need it, on the days you are allowed to water, and nowhere else. When one head is clogged or a valve sticks open, the whole lawn starts to look sick, and it is easy to blame the wrong thing.
That is why we start every irrigation visit with a diagnosis. A dry patch in St. Augustine can be a broken nozzle, low pressure on that zone, a head buried by grass, or chinch bugs that no amount of water will fix. We check before we change anything, and we tell you what we found in plain terms.
Our sandy soil drains fast, so coverage matters more here than in heavier ground. A small gap in spray pattern shows up as a brown stripe within a week or two of dry weather.
What our irrigation work covers
- Zone-by-zone system test
- We run each zone from the controller and walk it while it runs. We note broken, tilted, buried or mismatched heads, overspray onto the driveway, and any zone that comes on weak.
- Head and nozzle repair
- Mowers, edgers and vehicles crack spray heads and rotors more than anything else. We replace damaged heads, raise sunken ones to grade, and match nozzles so each zone puts down water evenly.
- Leak and broken line repair
- Tree roots, settling and old fittings crack PVC lines underground. We locate the wet spot, dig only where needed, repair the pipe and restore the turf over it.
- Valves and controller
- A zone that will not shut off or will not start often comes down to a solenoid, a wire splice or a worn diaphragm. We test the valve and wiring, then set the controller schedule to your watering days and the season.
- Rain sensor check
- Florida requires automatic systems to shut off when it rains. We test your sensor and replace it if it has failed, which also stops the sprinklers running during an afternoon storm.
- New zones and drip for beds
- Shrub beds and new plantings often do better on drip than on spray. We add or convert zones when a bed, new sod or a changed layout needs different watering.
Signs your sprinkler system needs a look
Brown patches that keep coming back
If the same spots dry out every summer, a head is likely blocked, tilted or spaced too far apart. It can also be insects, which is why we check both.
Puddles or a mushy spot
Standing water when the system is off usually points to a cracked line or a valve that leaks through.
A water bill that jumped
A sudden increase with no change in your schedule often means a hidden leak or a zone stuck on.
Sprinklers running in the rain
Your rain sensor has failed or was never connected, and you are paying to water a wet lawn.
Weak or misting spray
Heads that barely pop up or throw a fine mist suggest a pressure problem, too many heads on one zone, or a partly closed valve.
How an irrigation visit works
- 1
Start with a phone call
Tell us what you are seeing and how long it has been going on. We set a time to come out for a free estimate and an on-site walkthrough.
- 2
Run and inspect every zone
We turn on each zone, watch the coverage and check the controller, valves and rain sensor. Anything we find, we show you in person.
- 3
Explain the fix and the cost
You get a clear answer on what is wrong, what we recommend repairing and what can wait. If a repair makes more sense than a replacement, we say so.
- 4
Repair, test and tidy up
We make the repairs, run the system again to confirm even coverage, and patch any turf we opened. Your controller is left set for the current season.

What affects the cost of irrigation work
Most sprinkler repairs are priced by what we find on the walkthrough, so we look before we quote. A single broken head and a cracked main line are very different jobs. We explain each item so you can see where the money goes.
- Number of problems found
- One clogged nozzle is a quick fix. Several damaged heads across multiple zones take more parts and time.
- Where the leak or break is
- A line under open turf is simpler to reach than one beneath a walkway, tree roots or a planted bed.
- Age and type of system
- Older systems may use discontinued parts or valves that are worn throughout, which can change the repair-or-replace answer.
- New zones or conversions
- Adding drip to beds or extending coverage to new sod involves more pipe, valves and controller work than a repair. If a bigger project makes sense, you can spread the cost with financing of up to $100,000, with terms anywhere from 2 to 12 years and no penalty for paying it off early.
Irrigation questions we hear often
Something not covered here? (407) 759-3842
How do I know if my brown spots are a sprinkler problem or something else?
Often you can't tell by looking. We run the zone and watch the coverage over that spot. If the water reaches it evenly, we look at other causes such as insects or soil, and we tell you that instead of selling a sprinkler repair you don't need.
What schedule should my controller be set to?
There is no single right answer for every yard. Grass type, sun exposure and your assigned watering days all play a part, and lawns need noticeably less water once the weather cools in late fall and winter. We program the controller to match the time of year and the local watering rules, then walk you through changing it yourself when the seasons turn.
Do you have to tear up my lawn to fix a leak?
No. We find the wet area first and dig a small, neat hole at the break. Once the pipe is repaired, we put the soil and turf back so the spot recovers quickly.
Can you add irrigation to new sod or new plant beds?
Yes. New sod needs steady watering to root, and beds usually need drip rather than spray. We can extend an existing system or add zones, and we coordinate with our sod installation and mulch and beds work when those are part of the project.
Is the estimate really free?
Yes. We come out, run your system and walk the yard with you at no charge. You decide whether to go ahead after you've heard what we found.
