Property Cleanup in Windermere
If weeds, vines and fallen limbs have taken over, we clear the yard back to usable ground and haul every load off your property. First we figure out what let it get that way, so soggy corners and climbing vines don't return a month later.

A fresh start for a yard that got ahead of you
Property cleanup is the bigger job that comes before regular upkeep. It's for the yard that sat through a rental vacancy, a long trip, a hard year or a season of storms. We clear overgrown beds, pull vines off fences and trees, cut back brush, pick up fallen limbs and leave the ground ready for whatever comes next.
Overgrowth usually has a cause. A broken sprinkler head soaking one corner, shade from a tree that has spread too wide, or a vine creeping in from a neighbor's fence line will bring the mess back fast. We point those out as we work so you can decide what to fix, and we tell you plainly when something can wait.
Once it's done, some homeowners move on to lawn care or fresh mulch and beds. Others just want the yard clean before a sale or a move-in. Either way works for us.
What a cleanup covers
- Overgrown beds and borders
- We pull weeds by the root, cut back leggy shrubs and re-cut the bed lines so you can see where the lawn ends and the garden begins.
- Vine and brush removal
- Air potato, smilax and Virginia creeper climb fast in Central Florida heat. We cut them at the base, pull roots where we can and clear them off fences, walls and shrubs.
- Fallen limbs and storm debris
- Branches, palm fronds and piles of oak leaves get gathered, cut down to size and loaded out.
- Hauling and disposal
- Everything we cut leaves with us. You won't be left with a pile at the curb waiting weeks for pickup.
- An honest read on what we found
- Clearing often uncovers what was hiding underneath: a leaking irrigation line, a dead tree, poor drainage or an old stump. We show you what we saw and tell you which items matter and which don't.
Signs your yard needs a cleanup
You can't find your bed edges
When grass and weeds have grown into the beds and the line between them is gone, regular mowing won't bring it back.
Vines climbing fences, trees or siding
Climbing vines trap dampness against fence boards and exterior walls, and they slowly shade out the shrubs underneath. Every month they stay, the roots dig in deeper and the pull gets harder.
Storm debris is still lying around
Limbs and fronds left on the lawn kill the grass underneath and give pests a place to hide.
You're selling, buying or moving in
A cleared yard shows well, and it lets you see what you actually have before you spend money on new plants or sod.
One spot keeps going wild
If the same corner is always overgrown or soggy, something is feeding it. That's worth a closer look before another round of clearing.
How a cleanup day goes
- 1
Walk the property together
We start with an on-site walkthrough. You show us what bothers you, we look for the cause, and we agree on what stays and what goes.
- 2
Clear, written estimate
You get an estimate listing the clearing, the hauling and anything we'd suggest leaving for later. The estimate is free.
- 3
Clear and cut
The crew works in order: loose debris first, then vines and brush, then beds and edges. We keep your driveway and walkways open so you can still get in and out.
- 4
Haul out and tidy up
We load out everything we cut, blow off walks and the driveway, and do a final pass with you before we leave.
- 5
Talk through next steps
If we found a cause, like a broken irrigation zone or a tree crowding the yard, we explain your options. There's no pressure to book more work.

What affects the cost of a cleanup
We price every cleanup after seeing the property, because two yards the same size can be very different jobs. We walk you through what drives the number so nothing on the estimate catches you off guard. If the work grows into a bigger project, you can finance amounts up to $100,000, with terms anywhere from two to twelve years and no penalty for paying it off early.
- How overgrown it is
- A few months of neglect is quicker work than several years of woody brush and established vines.
- How much has to be hauled
- Hauling and disposal are often the biggest part of the job. More debris means more loads.
- Access to the work
- Narrow side yards, small gates and slopes down to the water mean more hand-carrying and less equipment.
- What's tangled together
- Vines wound through shrubs you want to keep take slow, careful hand work. Large limbs or stumps may call for separate tools.
Property cleanup questions
Something not covered here? (407) 759-3842
Will you take away everything you cut?
Yes. Hauling is part of the job. We don't leave piles at the curb or bags stacked by your garage. If there's something you'd like to keep, like firewood or old edging stones, just tell us during the walkthrough.
Do I need to be home during the cleanup?
Not for the whole day. We like to walk the yard with you at the start so we agree on what stays. After that, we just need access to the yard and gates. When you're back, we'll walk the finished work with you or go over it by phone.
Can you save the plants I like?
Usually, yes. Point them out and we'll mark them before anyone starts cutting. Some shrubs bounce back well after a hard cutback and others are too far gone, and we'll tell you honestly which is which.
Is this the same as seasonal cleanup?
Not quite. Seasonal cleanup is routine upkeep a few times a year. Property cleanup is a one-time reset for a yard that has gone well past that point. Many homeowners start here and then switch to seasonal cleanup or regular lawn care.
What about stumps and large trees?
We note them at the walkthrough. Tree trimming and removal and stump grinding are separate services we also handle, and we can put them on the same estimate if you'd like everything done together.
Will the overgrowth just come back?
Some regrowth is normal in our climate, especially with vines. That's why we look for the reason a spot got out of hand, whether it's an irrigation leak, heavy shade or roots left in the ground, and tell you what would keep it under control.
